In Jumeirah Park alone, homes near towers fetch five per cent lower rent than similar units elsewhere. The sales price difference is even steeper — 7.5 per cent. Mohammad Babar of One Real Estate agency said they are struggling to find takers for around 100 villas because of their proximity to the towers. A three-bedroom Legacy villa in Jumeirah Park rents for Dh210,000 per annum. Babar said similar size villas near towers fetch about Dh200,000. Babar said he faced similar problem in Jumeirah Village Triangle (JVT) where around 100 villas are near power cables. “The difference in rent for a three-bedroom villa here could be Dh20,000. This article explores the reasons behind this phenomenon, the extent to which property value is affected, and addresses concerns regarding potential health issues associated with power lines. Do Power Lines Decrease Property Value? In short, yes, power lines do decrease property value. However, it is important to examine this fact in more detail. EMF in Real Estate
According to a recent report in the Wall Street Journal, the presence of powerlines and cell antennas near properties can have a detrimental effect on their value. The unattractive views associated with powerlines lead to vacant lots located nearby selling for significantly less compared to those situated further away. The study conducted by College of Charleston assistant professors Chris Mothorpe and David Wyman reveals that vacant lots adjacent to high-voltage transmission lines sell for 45% less than equivalent lots situated elsewhere, while non-adjacent lots within 1,000 feet of such lines sell at an 18% discount. Similarly, the installation of cellphone towers in certain areas can bring in additional tax revenue and improve reception, but concerns regarding potential health risks and their impact on property values have made many people reluctant…

Mobile Cell Tower May Impact The Value of Your Property

EMF in Real Estate
Living near a cell tower can potentially impact the worth of your property. While cell towers offer benefits like improved cellphone reception and increased tax revenue for certain areas of the city, many individuals are skeptical due to concerns about health risks and the potential decrease in property values. An increasing number of people prefer not to reside close to cell towers, and in certain regions where new towers have been installed, property values have dropped by as much as 20%. Currently, there are over 418,000 cell towers across the United States, emitting microwave radiofrequency radiation, powering the mobile networks. However, plans are underway by the Wireless Infrastructure Association (WIA) and its member companies to install an additional 800,000 towers over the next six years, which would represent almost a…

Living near power lines carries potential risks. The level of danger largely depends on the type of power line structure and the distance of your residence from it. For instance, a study found that residing within 50 meters of a 765-kilovolt line could increase the likelihood of certain cancers. However, the danger decreases significantly as the distance from the power lines increases. Wertheimer and Leeper Study Numerous studies conducted in recent years have been influenced by this study. Published in 1979 in the American Journal of Epidemiology, the study titled "Electrical Wiring Configurations and Childhood Cancer" explored the potential harm caused by both electrical wiring within homes and proximity to high-voltage power lines among children. The researchers examined rates of childhood cancer in Colorado homes during 1976 and 1977. They…
